Whole-house softeners

A tank of resin beads that trade sodium for the calcium and magnesium in your water, then flush the trade to drain with brine and start over. It is the only technology that genuinely removes hardness — and in this corner of Florida it is also the system most often sold to people who do not need it.

Before you buy one

The panhandle is the soft corner of Florida.

Most of Florida sits on the Floridan aquifer — limestone, and aggressively hard. Ocala, Gainesville and Tampa water will scale a kettle in a month. ECUA does not draw from that. It draws from the sand-and-gravel aquifer, and sand and gravel do not dissolve into your water the way limestone does.

The result is that a lot of Pensacola homes genuinely do not need a softener, and the industry has been very quiet about that. We have seen the same water-treatment retailer publish 8.5 grains per gallon on one page and 21 grains per gallon on another, for the same city. Neither number is a measurement of your house. One of them is off by a factor of six.

Private wells are a different story. Homes in Molino, Cantonment, Beulah, Walnut Hill and out toward Century are on their own chemistry, and hardness up there is real and variable. So is iron. If you are on a well, the test matters even more.

The regeneration cycle

Everything that goes wrong with a softener goes wrong here.

Understanding this five-minute version means you can diagnose three quarters of your own service calls before you pick up the phone.

  1. 01

    Service run

    Hard water enters the resin tank. Each polystyrene bead is loaded with sodium ions; as water passes, the beads grab calcium and magnesium and release sodium in trade. Soft water leaves the top of the tank.

  2. 02

    Capacity reached

    Eventually every exchange site is occupied and hardness starts breaking through. A metered valve counts gallons and knows this is coming; a clock valve just guesses, which is why it regenerates far more often than it needs to.

  3. 03

    Brine draw

    The valve pulls concentrated brine out of the salt tank through an injector — a venturi driven by drain-line flow. If the injector is fouled, no brine is drawn, and the tank will happily sit full of salt doing nothing.

  4. 04

    Backwash and rinse

    Enough sodium is forced through the bed to strip the calcium back off, then the whole lot goes to drain. Forty to a hundred and fifty gallons depending on tank size.

  5. 05

    Return to service

    Resin is recharged, valve returns to service position, meter resets. On a normally occupied house with a metered valve, roughly once a week. On a clock valve, often every three days for no reason at all.

Three failures, one symptom

“The salt tank is full but my water is hard again.”

This is the most common call we get, and it has three completely different causes with three completely different fixes. Two of them you can do yourself.

Salt bridge

Humidity fuses the top layer of salt into a crust that spans the tank above the water line. It looks like a full tank; underneath is an air gap and no salt is reaching the water, so no brine is made.

FixPush straight down with a broom handle until the crust gives — do not stab around, you can crack the brine well. Then run a manual regeneration. Switch to pellet salt; solar crystals plus a humid garage is what causes it.

Salt mushing

Recrystallized salt forms sludge at the bottom of the brine tank rather than a crust at the top. It clogs the injector or the venturi, so the valve cannot draw brine even though there is plenty available.

FixFull tank cleanout — shovel it out, wash it, clear the injector screen. Breaking a crust will not help because there is no crust. Doable on a Saturday if you do not mind the mess.

Resin exhaustion

Salt is fine, regeneration runs normally, water stays hard. The beads are simply worn out. Ten to fifteen years is typical; much less if the softener was fed chlorinated water with no carbon ahead of it.

FixRebed the tank with fresh resin. The way to confirm it in five minutes is a hardness test on treated water immediately after a manual regeneration — still hard right after a regen means the resin, not the salt.

Call somebody

If none of the three fits, it is usually the valve — we service valves on every major brand, including systems whose installer is no longer in business.

On septic systems

Whether softener brine may discharge to septic depends on your county and your drainfield, and it is worth confirming rather than assuming. Some jurisdictions prohibit it outright; where it is permitted the concern is chloride loading on the drainfield rather than the tank biology. Alternatives include a dry well or a dedicated discharge line. For homes outside the ECUA service boundary we confirm the local requirement before quoting the install, not after.

Priced by grain capacity, not by house size.

Capacity is your hardness multiplied by daily household water use. Oversizing wastes salt and regenerates a bed that is barely loaded; undersizing means hardness breaks through before the valve calls for a regeneration.

Ongoing cost is salt: roughly $60–$140 a year for a typical household on soft-to-moderate water with a metered valve. Add a carbon tank ahead of it and you will get years more out of the resin.
